Ground Rules, Cleaning Standards and Safety (cleaning provided)


Welcome

We provide this page as a reference for you throughout your tenancy. Please save a link to this page as you will need to refer to it often.

Induction

This page enables you to complete your  induction, which  sets out the standards of behaviour, tidiness and hygiene expected of each of our guests/tenants and explains the rota system that the household operates.

Please tick the Agreement at the bottom of the page, which lets us know you are familiar with its contents and so have completed your Induction.
Note: We offer our tenancies on a no fees basis as long as guests/tenants fulfil their responsibilities as outlined below.

Our joint cleaning responsibilities

We provide cleaning for two hours a week, as an adjunct to your household's day-to-day cleanliness and tidiness responsibilities.

This includes hoovering, cleaning kitchen and shared bathroom, porch, hall, landing and stairs, Every three months we
may also "touch-up" tired areas with paint as well as clean behind appliances, the inside of the fridge, the oven, window frame, the outside front door and patio areas. 

We will also respond to you if you let us know when any housemates are consistently leaving the place untidy or unclean, by enforcing our cleaning penalty fees.

You ensure that you cover:
  1. Your day-to-day cleaning responsibilities
  2. Your Monitoring Week rota responsibilities
  3. The cleaning products you need to provide

Your Monitoring Week rota responsibilities

You perform the monitoring rota for one week (Monday to Sunday) every few weeks (see Welcome Pack) depending on number of guests/tenants.
This means that during your week you are responsible for ensuring that your housemates keep shared spaces to the required standards of cleanliness and tidiness. If there are problems that remain unresolved, you must report them directly to the Property Manager by email or by using the form below.

It is not your responsibility to clean up after other people during your monitoring week!

During your Monitoring Week​ you must perform the following:

  • check that the bins in the kitchen aren't overflowing
  • put out the bins the evening before the bin collection day
  • make sure there are enough cleaning products available for the following week
  • monitor and report any cleanliness, healthy and safety and household maintenance issues.

If you are unable to complete the above duties
it is your responsibility to either swap with a fellow housesharer or let us know.

Your day-to-day household responsibilities

All the guests/tenants have agreed that they actively choose to live in a clean and tidy household. This means having consideration for your fellow housesharers and doing your best to keep shared rooms and spaces as tidy as possible.
You are responsible for:
  • recycling all your everyday rubbish by putting tins, cans, plastics and aerosols into the appropriate kitchen recycling bin, paper and glass into the second recycling box, cardboard in the blue bag, and food waste into the kitchen compost bin.   • leaving the kitchen and bathroom clean and tidy.  We appreciate that there will be times when your possessions are left in a tumble dryer or kitchen surface (for example), but if this happens consistently we will step in and try to resolve the issue. 
  • Remove items left out into the "lost property bag" in the utility area. Any items will be discarded after 30 days.
  • keeping the heating at a reasonable temperature (for example turning the thermostat down if someone has left it high for whatever reason)
  • removing shoes that have been worn outside. Wearing shoes that are only worn indoors is fine.
  • Reporting any health and safety concerns to us (for example, the use of candles, smelling gas etc.)
  • Making sure the house is secure when you leave it

Cleaning Products

There are three different options when it comes to replacing cleaning products:
  1. one  person may volunteer to be in charge of regularly keeping the supply of cleaning products updated *
  2. anyone in the household can replace any item *
  3. Alternatively, we will charge a minimum of £15 per household per month, which covers us visiting the property to identify which products need replacement as well as purchase and delivery.
* An app such as Splitwise enables guests/tenants to split the cost of cleaning products equitably.

When joining an existing household, check which of the above is in place. Alternatively, if starting a new household choose as a group which system you prefer.

The full list of cleaning products replenished on a regular basis is as follows. Even if you never use particular items on the list, they are still part of your shared responsibility to pay for.
  • oven  hob cleaner
  • microfibre cloth
  • dishwasher  salt
  • dishwasher tablets
  • dishwasher  rinse aid
  • kitchen cleaner spray
  • bathroom cleaner spray
  • floor cleaner liquid
  • black bins bags
  • LARGE kitchen food waste bags
  • floor cloths
  • green and yellow sponge pan scourer
  • bleach or toilet cleaning fluid
Kitchen rolls, toilet paper and laundry liquid (for the washing machine) are not included in the above due to expense and individuals tend to over- or under-use these items, so these are best left as the responsibility of individual guests/tenants.

Ground rules - behaviour

Personal Security
We have a zero-tolerance policy to all forms of abusive behaviour, including violence, threatening language, racism, sexism, homophobia and to any repeated behaviour that cause upset to fellow housemates or neighbours.

Quiet times
Please conduct yourself at all times with consideration to your housemates, and in particular, be aware of your noise levels as they can unnecessary upset and tension within a household.
Quiet times are between 9.00pm and 8.00am Sunday to Friday and 10.00pm to 9.00am on Saturday night/Sunday morning.
Be aware of when housemates are resting or sleeping outside these times.
The washing machine or tumble dryer to be used after 8.00 am on weekdays, 9.00am Saturdays and 10am Sundays.
After 9pm you should keep noise levels to a minimum, and the kitchen should be vacated by 10pm except for preparing drinks.

Please be particularly aware that kitchen utensils (e.g. chopping boards) and machines (e.g. a liquidiser) can reverberate and make a lot of noise.

During the evenings, normal use of kitchen is defined as no more than 1 hour at any one time. This ensures that all guests/tenants get fair usage. We have some guests/tenants who spend much longer than this on a Sunday afternoon for example, which is fine.

Music
Any requests to reduce the noise by other guests/tenants must be respected and responded to by reducing the noise level, be it music through loudspeakers, phone use or any other, without argument.

Use of Mobile Phones
Annoyance can be caused by talking loudly on a mobile phone. This is particularly the case when using one in a shared space, so please be aware of your noise level when speaking on a phone and consider using earphones as an alternative, as people using them tend to speak more quietly.

Please also respect the household's Quiet Times when using a phone in your room.
We reserve the right to ask you to use headsets/headphones if guests/tenants complain of loud music or loud conversations on the phone.

We also may ask you to stop using mobiles in the shared spaces if it annoys others.

Dress
You must wear suitable attire in all shared areas and respect your housemates' and guests' cultural sensitivities with regard to clothing and decency,  e.g. don't wear undergarments only.

Unacceptable Behaviour
It is your responsibility to behave at all times with consideration to your fellow housemates. This includes not engaging in verbally or physically aggressive behaviour, excessive untidiness or lack of hygiene, not making undue noise between the hours of 11pm and 8am, 11pm and 10am on Saturdays and all day Sundays. Guests must also follow the above rules and can only be allowed in shared spaces with permission of your housemates.
It is also your responsibility to report any instances of unacceptable behaviour involving your housemates. This helps prevent them escalating or turning into an ongoing problem.

Smoking (including Vaping)
Smoking is not allowed inside our properties at any time. If you are a smoker, you need to let us know before you sign this agreement.

Smoking may only be allowed in properties that have designated areas outside where it won't cause problems for housemates or neighbours. Smoking out of your room window is not acceptable.

Cigarette butts must be disposed of immediately in a safe container out of housemates' sight and transferred to a dustbin weekly.

Drugs and Alcohol
The use of non-prescribed or intoxicating drugs is not permitted at any time, with the exception of alcohol, which may be consumed in moderation.

We are not against you enjoying a drink, but taken too far it can lead to loud and disorderly behaviour that can easily upset other guests/tenants, for example by disturbing sleep. It can also give rise to concerns about security and safety.
Needless to say, any threatening, abusive or violent behaviour will not be tolerated under any circumstances.
