Note: While we always offer no admin fees when you take up a tenancy, there are additional charges if we are required to manage the property to ensure we meet the standards offered to all our housemates.

Ground rules - behaviour
Your studio is inside a share accommodation. You have free access through the front door, space to leave outdoor shoes in the porch and access up the stairs to your studio. In addition in the porch is the boiler which services your studio. The heating controls are just in side the porch door on the right.
Quiet times
The washing machine is above the downstoors room and while there is adequate floor insultation we request that you do not use the washing machine.dryer at quiet times e.g. outside of 9.00pm and 8.00am Sunday to Friday and 10.00pm to 9.00am on Saturday night/Sunday morning.
Music
Loudspeaker if loud can disturb other in the property please use outside of quiet times as mention above.
Smoking (including Vaping)
Smoking is not allowed inside our properties at any time. If you are a smoker, you need to let us know before you sign this agreement.
Smoking may only be allowed in properties that have designated areas outside where it won't cause problems for housemates or neighbours. Smoking out of your room window is not acceptable.
Cigarette butts must be disposed of immediately in a safe container out of housemates' sight and transferred to a dustbin weekly.

As a Letting Agent/Landlord it is our duty to ensure that the property is being used as intended and kept in a suitable and safe condition. We carry out inspections 4 monthly.
